Our History

For 24 years, native Charlottean Mr. Gibson L. Smith, Sr., traveled throughout the Southeast managing and leasing real estate for Belk Stores as Director of Real Estate. In 1964, at age 50, Mr. Smith resigned from Belk to form Gibson Smith Realty Co., a commercial real estate company serving Charlotte and the surrounding area. The Charlotte Observer reported that Mr. Smith’s resignation was “accepted reluctantly” by department store magnate Mr. John Belk. Mr. Smith served as President of Gibson Smith Realty Co. until 1982. Upon his retirement in 1988, Mr. Smith sold the company to a group of his key, long-term associates.

Now, more than 60 years after Mr. Smith started the business, the company is led by H.P. “Smitty” Smith, CCIM as Broker-in-Charge, and John Jones as President, who are committed to Mr. Smith’s founding philosophy: Absolute integrity combined with the highest standards of professionalism. Since 1964, Gibson Smith Realty Co. has been one of the most respected commercial-investment real estate firms in the Carolinas – one synonymous with success. Doing business throughout the Southeast, the company has earned a well-deserved reputation as a leader in the sale and lease of commercial-investment real estate and land for private investors, tenants, landlords, partnerships, and corporations.

John N. Jones

President, Commercial, Industrial, Land

John Jones is a native Charlottean who earned a Bachelor of Science degree in Business Administration, with a concentration in real estate and commercial banking, at East Carolina University. Jones joined Gibson Smith Realty Co. in 1981 and currently serves as President for the firm.

During more than four decades with Gibson Smith Realty Co., Jones has assembled land tracts for retail and mixed-use development, sold investment property and compiled a large portfolio of retail tenants in the Charlotte region. In 2007, the Charlotte Region Commercial Board of REALTORS awarded Jones for having the third-highest volume of commercial land sales in the Charlotte region.

Jones is an active member of the Charlotte Region Commercial Board of REALTORS® (CRCBR). For more than 10 years, he has been a member of the Multi-Million Dollar Club, sponsored by the CRCBR, which annually recognizes the top producing commercial real estate brokers. He has previously served as a member of the Charlotte Mecklenburg Planning Commission, Vice Chair of the Charlotte Mecklenburg Planning Committee, Director of the Commercial Listing Exchange (CLE), Chair of the CLE’s Legislative Committee, and member of the Metropolitan Planning Organization.

In addition to his involvement in professional organizations, Jones also is involved in a number of community and service organizations. He has served as President of the Somerset Shores Home Owners Association, leader for the North Mecklenburg Prison Ministry and leader for YMCA Uptown Bible Study for many years.

H. P. Smitty Smith, CCIM

Broker in Charge, Investment Sales

Carolina native H.P. “Smitty” Smith, CCIM, earned his Bachelor of Science degree from the University of South Carolina in 1975. Active in commercial investment real estate since 1982, Smith joined Gibson Smith Realty Co. in 1993. Smith currently serves as Broker-in-Charge. From his base in Charlotte, Smith has closed investment sales transactions in over 140 markets in 19 states. During his career with Gibson Smith Realty Co., Smith has brokered more than $400 million in investment sales transactions involving single-tenant retail, shopping centers, office properties, multi-family communities, single-family subdivisions and land.

In 1988, Smith earned the coveted Certified Commercial Investment Member (CCIM) designation from the CCIM Institute, an 13,000-member commercial investment affiliate of the National Association of REALTORS®. Smith served as the President of the North Carolina CCIM chapter in 1993. For the CCIM Institute, Smith served as a Regional Vice President in 1996; as Treasurer and Chairman of the Budget Committee in 2003; and, as Vice President in 2004. Smith also served on the CCIM Institute Board of Directors for more than 12 years.

Business Properties Magazine recognized Smith as one of the Top 10 Commercial Brokers in the Charlotte region in 1989. In 1996, the Charlotte Business Journal named him Broker of the Year, with investment sales exceeding $55 million that year. In 2001, the Charlotte Region Commercial Board of REALTORS® recognized Smith as the third-highest producer of investment sales among the group’s 1,000 members.
